Avoiding Disaster: 10 Tips for Hiring the Right Contractor
Selecting the right contractor for your new home construction is a crucial decision. The right contractor will provide an exceptional experience and a home that is just as you had dreamed. On the other hand, the wrong contractor can lead you to disaster. It can be a difficult challenge to hire a contractor that you trust. However, there are some ways that process can be made easier. By following these ten tips, you will be more likely to find a contractor that will build your home right, on time, and on budget.
#1 – Get References
Speaking with others about their experience with a particular contractor is one of the best ways to determine the likelihood you will receive the same service. Friends, relatives, and others in your desired neighborhood are a great start. If you know anyone in the building industry, they would be an excellent resource as well.
#2 – If They Are Busy Its A Good Sign
You may find a contractor that you are very confident about, yet they may not be able to begin your project immediately. If this is the case, you may want to consider having some patience if possible. If a builder is busy, it is a great testimony to their skill and ability since others are actively using their services.
#3 – Ask For Licenses
An experienced and professional builder will have the necessary licenses for your project and should be happy to share them with you. Check the state and local requirements for building contractors and be sure that they are legally able to build.
#4 – Use Online Reviews Cautiously
Checking a contractor’s reviews online can be helpful in your decision-making process. However, those reviews alone should not be the final determining factor. Use them as a tool, with the understanding that they are just a starting point.
#5 – Discuss Who Does What
It is important to understand the process a builder uses. Ask what aspects of construction the contractor does internally, and which are done by subcontractors. Research the subcontractors the builder uses as well to ensure they too are high quality. Also, don’t be shy about asking for information about their employees to ensure the builder has the workforce they need to manage the project successfully.
#6 – Ask About Communication
A contractor should provide an open line of communication at all times. Ask them how they handle questions or concerns. Discuss how they will keep you informed about the progress throughout the project. Good communication is an absolute necessity to ensure your home is built to your satisfaction.
#7 – Don’t Automatically Choose the Cheapest Contractor
Just because a contractor comes in with a lower bid than any others, it does not automatically mean they are better. Be sure to find out why they are lower. Ask about material quality and other important concerns. It is important to spend your money wisely, and the wisest choice is not always the cheapest.
#8 – Get It in Writing
Before selecting a contractor, make sure you have an itemized bid that fully explains all the details about the project. Pricing should be based on industry standards, and if something in the bid does not make sense, ask for clarification. Also, if you do select a contractor, make sure you have a written legal contract and make sure you completely understand every clause before signing.
#9 – Are They Legitimate
If the contractor is unable to show that they are an established business with the needed equipment and other resources to take on your project, your red flag should go up. The contractor you select should have illustrated their reliability, trustworthiness, and experience. It is also not inappropriate to ask about their employees to ensure they are properly trained.
#10 – Trust Your Gut
There are so many different factors that go into choosing the right contractor. In some cases, it may be very evident to you which contractor you wish to choose. In other cases, you may have difficulty selecting between two or more qualified builders. It is acceptable to trust your gut. Think about your interaction with them. Consider your comfort level. And, if you just feel confident it is a good sign.
